10 Essential Tips for First-Time Renters in Taiwan

article

Whether you're relocating for work, study, or a fresh start, navigating the rental market in Taiwan can be challenging. These key tips will help you avoid scams and make informed decisions when renting an apartment.

1. Always Meet at the Property
Avoid meeting in public places like convenience stores or MRT stations. Legitimate landlords or agents will arrange viewings at the actual property. This ensures the unit exists and matches the listing.

2. Verify the Listing's Authenticity
Watch out for listings with prices that seem too good to be true.
🔍 Use Google reverse image search or compare the listing’s photos, layout, and price with similar properties to spot duplicates or fake postings.

3. Never Pay Before Viewing
Do not transfer any deposits or fees before physically visiting the apartment. Reputable landlords and agents will never request payment to "hold" a property before a viewing.

4. Confirm the Landlord's Identity
Request to see the property ownership certificate (
所有權狀), and ensure the name on the lease matches the landlord’s official identification.

5. Be Cautious of Below-Market Rents
If the rental rate is significantly lower than similar properties in the area, it may be a scam. Always compare with market prices to gauge fairness.

6. Use a Written Lease Agreement
A signed rental contract should clearly state terms such as rent, deposit, maintenance fees, and lease duration. For added protection, use the government-recommended lease format.

7. Avoid Dealing with "Overseas Landlords"
Be wary of landlords claiming to be abroad who ask for payments via Western Union, PayPal, or other third-party platforms. This is a common scam tactic.

8. Inspect the Property in Person
Visit the unit during the day and check:
• Neighborhood safety and noise levels
• Condition of appliances, plumbing, and ventilation
• Whether the building is legally approved for residential use

9. Ask for the Real Estate Agent’s License
If you're working with a broker, request their real estate license number (
不動產經紀人證號) and verify their company registration. Licensed agents are legally required to provide this information.

10. Report Suspicious Listings
If you suspect a scam or encounter unusual behavior, report it to:
• 591 Rental Platform Support
• Consumer Protection Committee (dial 1999)
• Local Police Station
